Relocation--The Process      

Your objective is to find the right neighborhood and house that will make you and your family happy. You don’t want to waste your time looking in the wrong places or, worse, winding up with the wrong house. Gloria will guide you through the process to ensure your satisfaction.

A big part of relocating to a new area is becoming acquainted with the area and its many neighborhoods, so you can find that right balance of amenities, convenience, schools, and lifestyle. Gloria will be a key resource—sharing her knowledge of the area, researching and offering additional information, and recommending neighborhoods based on what is important to you.

Communication 
Communication is key to making the process work to finding you the right house.

  • Gloria and her team are available 24 hours-a-day for viewing houses, writing offers and contracts, negotiating terms.

Your first step is to decide what you want in terms of lifestyle, house features, and price. See Your Homework for some tips.

  • Gloria will direct you to appropriate neighborhoods and properties based on your criteria and her knowledge of the stability and investment-quality of communities.

Financing Pre-Qualification  
Pre-qualified buyers are stronger buyers and more attractive to sellers.

  • Gloria will assist you in qualifying for the right level of financing.

Viewing Homes  
Viewing homes is the legwork of purchasing a home.

  • Gloria will screen all possibilities and accompany you to only those homes that meet your criteria.

The Offer
The offer to purchase contains the price and terms; all negotiations proceed from this initial offer.

  • Gloria will advise you on the terms, price, and earnest money, that will create the strongest offer, while meeting your terms and requirements.
  • In counseling you on price, she will research the house and the community to determine list vs. sales prices of similar homes; period of time home has been on the market; how the house compares to neighboring homes.
  • She will negotiate with the listing agent to come to terms that are satisfactory to you.

The Contract
The contract often modifies the offer based on inspections and specifies price, conveyances, contingencies, financing terms, and closing date.

  • Again, Gloria will negotiate with the listing agent to come to terms that are satisfactory to you.
  • She will monitor all issues between parties, house appraisal, and seller’s obligations to ensure a timely closing.

Financing
Gloria will advise you on mortgage options and assist you in acquiring financing.

  • She will monitor the financing process to resolve issues to make sure the closing date is met.

The Closing
At the closing, or settlement, the property transaction is completed.

  • Gloria will attend the closing with the buyer and review the settlement statement for accuracy.

Post Closing
